Condo at 15 Central Park West Lists for First Time in 16 Years

A condo unit has been listed for sale at the limestone Central Park West building on the Upper West side.  The posh building, completed in 2008, was famously designed by Robert A.M. Stern.  As reported by the NY Post, there has not been an apartment listed in the building for the last 16 years.

The unit which hit the market, is on the third-floor and is asking $18.5 million.  The home is currently owned by Rodney Martin, executive chairman of Voya Financial, and his wife, Deborah.  The couple had purchased the home in 2007 for $8.14 million.  Martin was AIG’s chief operating officer for its life insurance unit before moving onto become Voya’s CEO.  As per the Post, Martin had somehow obtained a 30-year, $4 million mortgage from Goldman Sachs, on the home.  His cushy mortgage had came with  a 4.8% interest rate — which was 2 percentage points less than the going average — and with interest-only payment for the first 10 years.  Martin had been the fourth buyer to move into the Central Park West building.

The posh condo building replaced the Mayflower Hotel.  The luxury residential consists of two sections: “the House”, a 19-story structure occupying the eastern part of the city block, and “the Tower”, a 35-story structure occupying the western part of the block.  There are 202 apartments in all– 134 of which are in the Tower and 68 in the House.

The home to hit the market has three-bedroom and 3½-baths, spanning a total of 3,142 square feet.  It boasts an open floor plan, high ceilings, herringbone oak floors, a chef’s kitchen and stunning Central Park views. The main bedroom suite features custom built-ins, double dressing rooms and an ensuite bath with radiant-heated floors.

Building amenities include a concierge, two elaborate lobbies, a gym with a 75-foot pool,  a whirlpool tub,  a wine cellar with a wine-tasting area, a yoga and massage studio, a library, a computer room, a theater, a billiards room, conference space, an on-site garage and a residents-only restaurant.  The building is staffed with some 50 employees, including six doormen, seven concierges, eight lobby attendants, eight porters, and twelve engineers, per Wikipedia.  The four base floors of the Tower contain retail space. All the apartments in the building had been sold by April 2007—before completion. The building’s $45 million penthouse,  purchased by hedge fund manager Daniel Och, had been lauded as the city’s most expensive apartment at the time, per Wikipedia.

The posh building has boasted notable residents including:  Lloyd Blankfein, former Goldman Sachs CEO; actor Robert De Niro; sportscaster Bob Costas; former Barclays CEO Bob Diamond; former NASCAR CEO Brian France; and NASCAR driver Jeff Gordon.

Listing broker Noble Black of Douglas Elliman, declined the Post’s request for comment.
