Firm Behind Hudson Yard’s New Skyscraper ‘The Spiral’ Becomes Tenant Along with Pfizer

The Spiral, also known as 66 Hudson Boulevard, is a 66-floor skyscraper under construction in Hudson Yards on Manhattan’s West Side and it’s about to get a new tenant when it opens.

The project was announced in 2016 by real estate developer Tishman Speyer as a 1,041-foot skyscraper with 2.85 million square feet and 66 floors.

Turner Construction Company will relocate its global headquarters and New York office to The Spiral, according to Real Estate Weekly.

Turner will occupy 75,000 s/f across the entire third floor of The Spiral as part of a 13-year lease. Turner, whose staff of 10,000 global employees completes $12 billion of construction each year, is serving as Tishman Speyer’s General Contractor on The Spiral, as per REW.

“Turner has been an incredible partner as we built The Spiral, introducing technology, safety and workforce innovations that have made it a new standard for modern office development,” said Tishman Speyer President and CEO Rob Speyer. “Given all of the office towers Turner is constructing around the world, we are very honored they have chosen The Spiral as their new home.”

The Spiral, a project we are currently building, will provide us with an environment that so well defines our vision and the future of our company,” said Peter Davoren, President and Chief Executive Officer of Turner Construction Company. Davoren continued, “The highly sustainable, technologically advanced building offers a range of people-focused amenities that will support the connectivity of our teams and offer a healthy environment for employees and guests.”

The Spiral will be located on 34th Street between Hudson Boulevard and Tenth Avenue. When completed, The Spiral will join other developments made possible by rezoning, including Hudson Yards, 3 Hudson Boulevard and Manhattan West. A distinguishing feature of the building is that each floor will have outdoor gardens that will spiral around the building.

In late 2015, Tishman Speyer paid $25 million to two men who had refused to move from their apartment at 10th Avenue and 34th Street, the future site of the Spiral. In exchange, the men agreed to relocate. The developer had spent $438 million on the property and its surrounding area, but despite a court order in Tishman Speyer’s favor, the pair had remained until the payout was awarded, the NY Post reported in 2015

On August 27, 2017, pharmaceutical firm Pfizer announced plans to move the company’s world headquarters into 800,000 square feet (74,000 m2) in the new building, taking up floors 7 through 21, NY Post reported.
