There is a new office building in the early stages of going up in Chelsea courtesy of The Moinian Group – the development firm that only recently went public with a design for an office tower just to the north of Hudson Yards.
The 10-floor project, which is being called the Hudson Arts Building, is reportedly going to offer as much as 200,000 square feet at 220 Eleventh Ave. The entire thing will cover a one city block stretching from West 25th Street to West 26th Street.
Among its amenities, according to initial reports: a rooftop terrace and column-less floor with 17-foot ceiling heights overlooking the Hudson River.
“Construction started Thursday for the building, although the building has yet to land an anchor tenant. A team at JLL, led by New York region President Peter Riguardi, is handling the leasing. The Moinian Group hopes to open to occupancy by the latter half of 2023,” reported Crain’s New York Business. “The building, designed by Studios Architecture, features a 25,000 retail space that the developer is marketing toward an art galley tenant. The investors released updated renderings for the building for the Thursday groundbreaking.”
The edifice is going up “on a speculative basis, with occupancy expected in the third quarter of 2022. JLL’s Peter Riguardi, Frank Doyle, Cynthia Wasserberger and Georgiana Cook are leading the leasing effort,” according to rebusinessonline.com. “Office tenants, institutional investors, residents and commuters are recognizing the broader West Side’s vibrancy, distinguished by its industrialized roots and now marked by its unparalleled amenities and new projects across property types,” says Doyle, vice chairman, international director at JLL’s New York City office. “As a result, West Chelsea has emerged as a target destination for progressive companies and talent alike.”
According to the New York Post, “the building will rise ten stories and features a prismatic glass façade from ground floor to pinnacle. The structure supports column-free floor spans ranging from 17,500 square feet to 25,000 square feet with ceiling heights in excess of 17 feet to facilitate the flow of natural light,” noted newyorkyimby.com. “Select office suites will include access to setback outdoor space, some spanning two stories, in addition to an 11,000-square-foot roof deck.”
“Positioned as one of the only new construction block front commercial projects on 11th Avenue, in the West Chelsea arts district, The Hudson Arts Building will be built on spec, with occupancy in the Q3 of 2022,” added Globe St. “Peter Riguardi, president of the New York Region at JLL, as well as colleagues Frank Doyle, Cynthia Wasserberger and Georgina Cook, will lead the Hudson Arts Building leasing efforts. The development will also include a flagship multi-level level retail space, totaling up to 25,000 square feet with 30-foot ceilings.”
