Opening of Waterline Square Ends Development Saga on Far West Side

It was in 2017 that condominium sales launched at Waterline Square on the Upper West Side as a part of the Riverside Master Plan megaproject. Now, leasing has started.

Waterline Square is located at the intersection of two storied neighborhoods, Midtown and the Upper West Side. Situated between Hudson River Park and Central Park, its location is both surrounded by nature and totally cosmopolitan. In one day, officials said, residents can bicycle along the waterfront, dine at nearby Michelin-starred restaurants, and enjoy shopping at luxury departments stores as well as curated boutiques. New York’s leading cultural institutions and business districts are only a few short minutes away.

“When it comes to the long-running effort to develop the sprawling swath of land along the West Side Highway known as Riverside South, Gary Barnett is happy to give credit where it’s due,” reported Crain’s New York Business. “I think you really have to go way back to Donald Trump,” the co-founder and chairman of Extell Development said. “It was his vision and his idea and his persistence in getting all of this approved.”

Developed by GID Development Group, Waterline Square is now renting 868 studio to four-bedroom apartments, according to ny.curbed.com. “The whole project includes three towers that encircle a 2.6-acre park: One Waterline Square, designed by Richard Meier & Partners; Two Waterline Square, designed by KPF; and Three Waterline Square, designed by Rafael Viñoly Architects.”    

Studios at the complex, the real estate web site added, “start $3,938/month; one-bedrooms at $5,425/month; two-bedrooms at $8,625/month; three-bedrooms at $9,933/month; and four-bedrooms at $15,000/month.”

One Waterline Square was designed by Pritzker Prize-winning architecture firm Richard Meier & Partners Architects. According to the development’s web site, it “commands a full city block in its prominent waterfront location where Midtown meets the Upper West Side. Meier’s signature precision is reflected in the undulating glass and metal facade that offers visual interest from each exposure. At the top of the building, elegantly proportioned condominiums are graced with high ceilings, enormous banks of windows, and a rich selection of handpicked materials.”

Two Waterline Square is just as breathtaking, with views of the Hudson River, the George Washington Bridge, and the city skyline. “Designed by Kohn Pedersen Fox Associates… the impressively scaled architecture is accentuated by a series of ascending set-back terraces at the top and a gracious porte-cochère arrival at ground level. 

At the pinnacle of Two Waterline Square’s river-facing tower are its thoughtfully designed condominiums. High ceilings and oversized windows frame the remarkable water and skyline views, and the light-filled interiors are enhanced by a rich selection of natural materials throughout, providing a truly refined sense of home.”
