An Upper East Side townhouse has hit the market with a splash.

As reported by the NY Post, a house at 164 E. 70th St has been listed asking $16.2 million.  The 7,400 square foot home boasts 7 floors including the basement and offers glamor as well as amenities rare to a Manhattan home.  Aside from original decorative moldings, wood-paneled walls, a library and six wood-burning fireplaces, there are impressive contemporary ad-ons including an elevator, a top-floor indoor basketball court, a wet bar, a modern chef’s kitchen, and radiant-heated floors.  The home recently underwent an extensive renovation.  “Originally built in 1901, this 20-foot-wide old-world mansion has been fabulously restored and updated,” listing broker Cathy Franklin of Corcoran told The Post. “The design is traditional, yet modern – firmly 21st century – and reflects today’s lifestyle while respecting the beauty of the past.” It’s a “perfect mix of both formal and casual spaces for entertaining, recreation, and relaxation — and an unmistakable sense of ‘fun’ throughout,” Franklin added.

The mansion includes five oversized bedroom suites, spread out throughout the floors of the home, as well as eight full bathrooms.   The main suite, located on the fourth floor, features an enormous bathroom, a dressing area, one of the wood-burning fireplaces and radiant-heated floors.

The home also boasts a redesigned private garden in the backyard, entertainment space and a grand salon on the parlor floor, a Juliet terrace on the third floor overlooking the garden, a finished basement, separate quarters for a guest or staff on the garden floor, and sweeping city and garden views highlighted by glass walls.  “Working together, the team of BWArchitects, PSA Studios, and Kari McCabe have created a true masterpiece,” Franklin continued. “The interiors were opened up from front-to-back, which allows light to stream in through incredible walls of glass, which overlook the south-facing terrace and garden.”   The home’s roof, elevator, air conditioning, and mechanicals were all also updated in the renovation.

As per the Post, the broker said they already have interested buyers for the home.  “The house brings a bit of the Downtown aesthetic to one of the best townhouse blocks on the Upper East Side,” said Franklin, adding “I’m pleased to report that we are already seeing incredible buyer interest in this one-of-a-kind home.”
