Acme Smoked Fish and a real-estate developer are partnering on commercial development proposed for Brooklyn’s Greenpoint neighborhood.

Acme and Rubenstein Partners, a Philadelphia-based real-estate developer, are jointly working on plans for a 583,000-square-foot, multistory project to be located on the western edge of Greenpoint, near Williamsburg.

According to The Wall Street Journal, the project will incorporate a new, 80,000-square-foot manufacturing facility for Acme, whose products, from smoked salmon to herring in cream sauce, are carried widely throughout the city and country. “The rest of the building largely is slated to be set aside for office use, with an eye on Brooklyn’s burgeoning identity as a live-work community, as evidenced by several other commercial projects in the borough’s pipeline. Among them: a Rubenstein development, which also incorporates light manufacturing, at 25 Kent Ave. in Williamsburg.”

The complex would be built partly on land that Acme already owns and occupies for its current 65,000-square-foot production facility, the Journal further reported. “Acme and Rubenstein have formed a partnership to acquire that land and other nearby parcels to create the site. All parcels are under option-to-purchase agreements, pending the project’s ability to go forward.”

The project between Acme and Rubenstein is subject to review from the city’s planning department and comment from the community, reported The Real Deal. “Acme and Rubenstein may run into some trouble as they are requesting to a rezoning from manufacturing to commercial use at the site, which is not currently allowed in the area.”

“Acme is known for cultivating staples: a variety of smoked salmon (including pastrami smoked salmon), lox (salt-cured salmon that isn’t smoked), gravlax, sable, kippered salmon and whitefish,” noted the New York Business Journal. “Other Acme plants are based in North Carolina (opened in 2014) and Florida (opened in 2005). Altogether, the company processes about 11 million pounds of smoked fish a year, and ships to supermarkets across the country.

“The company was first founded in 1906 by Harry Brownstein, who delivered smoked fish purchased from local smokehouses by horse-drawn wagon,” the Business Journal continued. “Brownstein chose the name Acme for its literal translation of “best in the business,” and also to get it listed first in the phone book Yellow Pages. Today, the Acme company owns several brands, including Blue Hill Bay, Ruby Bay, and Great American.”

While Acme’s products “generally are found in restaurants and markets, the company does sell directly to consumers every Friday, an event dubbed “Fish Friday” that draws hordes of buyers who often wait in line for 30 minutes or more,” noted the Journal. “Acme and Rubenstein officials say they haven’t ruled out incorporating a retail space for Acme in the proposed building.”
