Last week, the Jewish Voice had reported that a 36 foot-wide Upper East Side mansion was finally sold to an anonymous buyer who used cash to buy the property for a price that was in the low-to-mid $40 million range, sources tell The New York Post.
Since then, the Wall Street Journal has reported that the purchase is not only of the highest of the year but the seller was iconic real estate magnate Joseph Chetrit. In November of 2017, Mr. Chetrit (who is a one-time owner of the Sony Building and the Hotel Chelsea), among a large variety of properties had listed the townhouse for $51 million.
“It was one of the most concealed transactions I’ve ever seen — all through a trustee in Delaware,” a source who has familiarity with the deal said.
The agents who are tasked with managing the property would not disclose the identity of the buyer, who had made the purchased through a limited liability company. The properties are represented by Nobel Black, Richard Steinberg and Roger Erickson of Douglas Elliman.
The 15,000-square-foot house has eight bedrooms, ten bathrooms and four half bathrooms throughout its seven levels, according to The New York Post. The WSJ reports that the traditional design features marble, onyx and brass finishes. Moreover, one can gaze at the limestone courtyard from a wall of glass that overlooks it.
“It turned out to be a great deal,” a source says. This mansion’s location is at 110-112 E. 76th St.
The WSJ reported that in 2007, Mr. Chetrit had purchased the townhouse as part of a collection of three edifices that he bought from Lenox Hill Hospital. The report indicated that Chetrit had paid approximately $26 million for six adjacent brownstones and subsequently combined them into three.
At the time of purchase, Chetrit promised the Landmarks Preservation Commission to care for the facades of the buildings and keep them in tact despite the fact that everything on the inside was replaced.
Currently, a second townhouse is on the market for $39 million, while a third is not on the market as yet, as was reported by the WSJ.
The buyer is reported to have fallen in love with the place while visiting it at the 2018 Kips Bay Decorator Show House.
The WSJ reported that the largest townhouse deal thus far in 2018 closed in February. Property records indicate that a former property of art heir David Wildenstein was sold for $90 million by the HNA Group; a Chinese conglomerate.
The Jewish Voice recently published an article about real estate developments in the Upper East Side. Yehuda Mor and Lior Carucci’s Minrav Development are looking to sell 21 condominium apartments for a total of $57 million at 427 E. 90th St. in Yorkville.
The Israel-based development company first filed building permit applications to replace a limousine garage with apartments in 2017. Isaac Stern & Architects is designing, according to The Real Deal.
The $57 million projected sell out means apartments will average $2.7 million, which about what the greater Manhattan sales median for new development condos is, according to reports from appraisal firm Miller Samuel.
Minrav declined to comment. In May, the company paid $64 million for a Kips Bay development site from Itzhaki Properties and Continental Ventures, The Real Deal reports. In February, it bought the Turtle Bay Music School for $11 million. Minrav’s Israeli residential arm, Minrav Projects, debuted on the Tel Aviv Stock Exchange last year.
Small-scale luxury condo projects like 427 E. 90th St. are becoming a common commodity appearing in places like Yorkville, the neighborhood writer Jonathan Franzen was cautious to call the “last middle-class neighborhood in Manhattan” in a New York Times Magazine profile.
