Architect Ian Schrager is designing a new Public hotel at the office and retail space in Dumbo Heights owned by Jared Kushner as well as RFR’s Aby Rosen and Michael Fuchs.

Schrager told the Post, “We are formulating the ideas and intend for it to be the No. 1 hotel in Brooklyn. It’s so exciting and is also exciting to be part of what Michael and Jared are planning there.”

According to Schrager, the immense size of the building will allow for multiple hotel forms. The plans are still in the process of being finalized, and the project could have an extended-stay section or use Schrager’s idea for a segment that the Post states “might go head-to-head with Airbnb that he first revealed when the two of us spoke at last week’s National Association of Real Estate Editors conference in Miami, where he was a keynote speaker.”

Schrager said, “This will be the next generation of hotels and something on the edge of what is out there already.”

In 2017, the Jehovah’s Witness residential hotel that has 30 floors with 508 rooms all which contain kitchens, will be handed over to the developers. The building has the potential to be a hotel with 600 rooms as well as 60,000 to 100,000 square feet of space for meetings and food services.

Also included at the top of the building will be a restaurant from which customers can view the sweeping skyline of Manhattan. Schrager proposed that it “may be Brooklyn’s answer to the Rainbow Room.”

Dumb Heights consists of six interconnected buildings, which have become Brooklyn’s most popular office development. The buildings are referred to as “authentic” Brooklyns, all containing green painted windows, sand-colored brick and interconnected sky bridges.

Retail establishments and restaurants are being gathered by the ownership group, including Invesco and LIVWRK.  Already on the list is the Melbourne, Australia-inspired Bluestone Lane to support employees of companies such as WeWork and Etsy.

“Their idea for the offices and the tech companies and young people — it’s a whole new hub. It is so exciting to be a part of it,” Schrager raved. “I was raised in Bklyn. Never thought I’d go back! Now I am incredibly excited about doing a paradigm-shifting game-changing project for my old home!!”

According to the Post, “A term sheet has been signed with formal documents to follow. Schrager previously partnered with RFR on the Gramercy Park Hotel/50 Gramercy Park and, for a short time, on the 5 Madison Ave. Clock Tower, which he has since completed as an Edition with Marriott.

At NAREE15, Schrager noted, ‘Partnerships are all about chemistry. It’s just like picking a wife.’ Despite some previous bumps now smoothed over, this sounds like a trifecta match made in real estate hotel heaven.”
