25-Unit Condo Coming to Sullivan Street

The Real Deal reports that Broad Street Development, the builder behind such projects as Maison East on the Upper East Side and 184 Thompson in the West Village, is set to bring a new housing project to a site in Greenwich Village.

Douglas Elliman Development Marketing has been called upon to sell the project, located at 209-219 Sullivan Street; and the sales effort will be led by brokers Fredrik Eklund, who stars on the Bravo Hit “Million Dollar Listing”, as well as John Gomes and Sarah Burke, according to TRD.

Broad Street has allegedly paid $33 million for the site, formerly home to the Children’s Aid Society, which is made up of a two buildings and a parking area, records show.

City Department of Buildings records reveal that Broad Street has filed plans for a 65,000-square-foot project with 25 individual residential units spread over seven stories. The Real Deal says that elements of the existing structure, designed by architect Calvert Vaux, will be preserved, and a new structure will also be added to the location.

Cushman & Wakefield, a commercial real estate consulting firm, represented the Children’s Aid Society in the 2011 sale of the site, known as the Philip Coltoff Center. TRD reports that this angered some members of the local community, including Brooke Shields of Suddenly Susan fame.

The publication reports that some tried speed up a suggested landmarking of the society’s main building before the sale was done. According to the website of the New York City Department of Planning, the building has yet to be landmarked,

The Elliman team said further details of the condo would be revealed with the opening of the sales office in the first quarter of 2014.

“Once revealed, it will be one of the most talked about new developments in the city,” Gomes told TRD.
